Going northeast from Puerto Vallarta towards San Sebastian, Mascota and Talpa de Allende, Ixtapa and Progreso are about 20 minutes from Puerto Vallarta’s airport. This area is also home to the state University (CUC) which is part of the University of Guadalajara.

These towns are very relaxed with a typical Mexican feel, having changed very little over the past 20 years. Infrastructure is improving and the area is a good long term investment for first time buyers. The population is mainly Mexican with few expats, although it is becoming increasingly more popular for those wishing to purchase affordable plots of land and larger real estate.
These towns are more rural in nature but still close enough to Puerto Vallarta to be commutable. Good public transport makes it a popular area for people working in the city.
Everyone seems to be a local and you can enjoy many typical goods from the region’s farmers such as homemade conserves, popsicles, fresh corn, fruit and homemade tamales. There are many typical Mexican eateries here that are great value for money albeit no high end restaurants.
Real Estate in the area is geared towards the local working population and is not really directed towards tourism. A good opportunity for first time buyers and young families to purchase real estate.
